THE SHORT ANSWER

An estate investigation seeks to clarify known or suspected Turkish assets and liabilities through lawful, authorised enquiries. It cannot promise an unrestricted search of every person’s finances.

01

Begin with leads that can be verified

Bank names, a property address, old tax papers, company correspondence or a vehicle reference can provide a starting point. Identify which documents are original, which are copies and which are family recollections. The deceased’s exact identity and name history are essential. A vague belief that property exists should be recorded as uncertainty rather than turned into an assumed asset.

02

Define the boundaries of the search

Each institution applies its own access requirements, and some information may require heirship evidence, authority or a court process. The result should distinguish confirmed findings, unanswered enquiries and records outside the scope. Debts matter as much as assets. If a renunciation deadline may apply, investigating the estate should be coordinated with advice on preserving that right and avoiding acts inconsistent with renunciation.

What a Turkish asset search can establish

An estate investigation begins with reliable identification of the deceased and a lawful basis for requesting information. Known bank names, property identifiers, company interests, vehicles, pending disputes and possible liabilities help define the search. There is no single document proving that all assets worldwide have been located. Record the institutions contacted, dates, responses and unresolved gaps. A bank’s requirements can differ from those of the land registry. Where judicial assistance or estate measures are needed, those are separate procedural steps. A foreign grant can help describe the inheritance position but is not an automatic universal information-access mandate. The report should distinguish confirmed property, supplied allegations and unknown liabilities. For example, an old title copy establishes a useful lead but not necessarily current ownership or mortgage status. Before distributing funds, coordinate the confirmed estate position with tax, creditor claims and the rights of the other heirs.

Estate investigation and asset tracing: scope of this service

This page concerns establishing the estate inventory. It complements the inheritance-law guide rather than replacing advice on shares, wills or disputes. Begin with known names, former surnames, identity numbers, Turkish addresses, parcel references, banks, companies and liabilities. A lawful enquiry requires entitlement and appropriate authority; access depends on the institution or court. There is no unrestricted public search of all private financial information.

What an estate investigation report should distinguish

Record the source and date of each finding, registered ownership, possible encumbrances, known debt and unanswered requests. An old title deed, a family recollection and a current official record carry different evidential weight. Identifying a bank does not prove the balance is distributable. Obtaining heirship evidence, investigating assets, recovering an asset in litigation and transferring title are separate stages with separate mandates.

FREQUENTLY ASKED QUESTIONS

Your questions, answered.

Can you find assets when I do not know the bank or property address?+

A lawyer can assess the lawful enquiry routes available from the information you do have. A complete nationwide discovery of every asset cannot be guaranteed.

Can a foreigner inherit property in Turkey?+

Foreign nationality does not by itself exclude inheritance. Applicable succession law, proof of heirship and restrictions affecting the acquisition or retention of land need separate review.

Does a foreign probate document transfer Turkish property?+

Do not assume so. The document’s legal character and the Turkish procedure must be assessed; further evidence, recognition or a Turkish inheritance certificate may be needed.

How long does an inheritance case take in Turkey?+

An uncontested document application differs substantially from a dispute involving missing heirs, foreign law, assets or a contested will. The file must be reviewed before giving a realistic estimate.
